Robertsons Homes Phase 2 Development

Update 6th July 2023

Wynyard Parish Council (Hartlepool) have received the following notification from Robertson Homes on Phase 2 of their development:
  • We intend to commence with the erection of our site perimeter fencing over the next week following the clearance from our site ecologist.  The anticipated start is 10th July, though the perimeter grass cutting will take place over the next 2 days in readiness.
  • As such the existing footpath which crosses the southern boundary of our site will be closed w/c 10th July (it may not be Monday and we will keep it open as long as possible while the works progress).
  • It is anticipated that the new footpath will be completed during the first 8-10 weeks of the development works.
  • We intend to commence site works w/c 17th July 2023.
  • We will keep you updated as the site progresses.

Initial Communication Dated 25th June 2023

Following several meetings with concerned residents during the early part of the year, including a site visit by members of Hartlepool Planning Committee and despite the strong arguments made by Wynyard Parish Council (Hartlepool) to the full Planning Committee, the Robertsons Home Phase 2 development for 143 – houses was unanimously approved in March 2023. Since then WPC(H) has been in correspondence with the Regional Director of Robertsons Homes – Andy Dodds and have just this week had a face to face meeting with Andy and his Technical Director – Mark Wallace. The purpose of this meeting was to relay concerns previously raised by residents regarding the lack of due regard to the communities and residents during the construction phase of nearby developments and to get a clear understanding of planned works by Robertson Homes.

Andy Dodds on behalf of Robertson Homes gave a clear indication to WPC(H) of their desire to work positively and proactively with residents and the community during all phases of their development and following our request have agreed for the installation of a clear defined footpath along the South West on the perimeter of their development joining Stoney Wood Drive to the Castle Eden Walkway at the start of work on site. This will ensure access to the Castle Eden walkway on a properly defined footpath is maintained from the start. Obviously this route will have to be closed off initially whilst the pathway is installed.

Whilst residents will be aware that ground works are clearly taking place on the area known as the ‘Deer Run’ this is a requirement of Northumbria Water for the installation of foul water sewers to be installed and also to ensure a reduction in the level of previously deposited soil in this location. Robertsons Homes have advised us that they are working in conjunction with Wynyard Estates who also have responsibility for the finishing landscaping of this area. Landscaping and finishing work will also be undertaken on Robertsons Homes Phase 1 development following a recent inspection by themselves along with Wynyard Estates and Charles Church developers.

Work on Phase 2 site, clearing the ground, installing the access road and drainage is planned to commence mid to late July 2023, but we have been assured that we should not have a repeat of ‘mud on the road’ issues as all of the spoil and top soil is to be retained on site. This being utilised for the sound bund running along the perimeter of the North section of the site, parallel with the A689. The site itself will have a compound in the centre for storage of building materials, site office and parking for their staff and contractors, reducing any need for parking on Stoney Wood Drive.

The Parish Council have been invited to meet with site managers and senior representatives of the on site ground works contractors at the commencement of the works and will plan to keep in regular contact with them to ensure any issues or concerns raised by residents are addressed at the earliest opportunity.
